Why should you care and what is the danger? Good examples- You google medical symptoms for an illness and that data is sold to insurance companies who raise your premiums. Prospective employers buy your data and see you've gone to supposed "pro-union" websites and don't hire you. Maybe you're gay and don't want people to know. Maybe you're goggling where to get an abortion and your data gets sold so you can get spammed with pro-life ads, etc, etc. These are just some examples. The biggest reason IMO is that no one should be able to see your private stuff if you don't want them to. If you want to opt IN for tracking, cool, go do that. I don't consent to that and it shouldn't be the default.

Terrible take. Thought he was better than he was? Well, he thought he was a first rounder and then was drafted in the first round, so I think he is as good as he thought. Realistically, if he comes back, how much higher in the draft does he go?

I get it, he most likely would have improved with more time in college, but he probably never wanted anything in his life more than being an NBA player and college was just a stop in that direction. If you can get drafted in the first round, you should declare. He made 2 million last year and around the same this year.

The one thing is we clearly do think of Tesla as two different companies. You think they are a potential apple, I think they are a worldcom. You think Elon Musk is a new Steve Jobs, I think he is Elizabeth Holmes. I could go on and on over how big a fraud Musk is and the company as a whole, but there is no point.

I get it isn't easy to think of them as a fraud when you drive their car and it is actually really cool and fun, but their fraud is with regards to their book keeping, not the fact that their cars aren't cool. Also they committed fraud with solar roof as a reason to bail out solar city, but we will see what happens with that lawsuit. Depends on the deal and your goals. It certainly isn't a slam dunk like it is for some. For example, assuming you started at a 200k loan amount on a 3.625.If you can get lets say a 10 yr at 2.99 you would have a balance of roughly 128k at the end of year 9. You would be scheduled to pay around 28k in interest (assuming you never paid extra. That messes up the numbers).Even if you refied into a 10yr at 2.99 where your loan balance was now 133k with costs and escrow you only be paying a little more than 21k over the ten years. However in this scenario your payment would be actually a little higher than it currently is. With a better rate or less cost it certainly makes sense from a total money spent over time situation, but is a high payment ok? Will you sell your home in 4 years? These are the types of variables people need to consider when determining if a refi makes sense. Is there a mathematical place in today's market you can improve on your current loan? Most likely. Is it a slam dunk? Probably not. Talk to a financial planner about you goals.

No problem! Stay the course if paying the home off is your main goal, but always be willing to make a smart move. Sounds like you're doing the smart thing by exploring. At the end of the day, do what you're comfortable with. You might be able to save a few thousand in interest or over 9 years, but then you also need to think about the value of your time and the chance you may refi in a few years to buy a vacation home or something. Who knows. When you're sitting on 200k+ of equity in a few years getting that cash tax free can be appealing if you're looking at a big purchase.

I don't dispute that the FED will cut rates, but again, that doesn't translate 1:1 with consumer retail mortgage rates. I've seen retail rates go up after a FED cut. I am personally convinced that we will be at 0% fed rate sooner rather than later. I still don't think there is much room for retail rates to drop in this environment.

If your rate is that high and your credit is fine it will almost for sure make sense. You don't have to reset your loan. You could do a 25 yr loan and your rate would most likely drop enough to make the payment the same. Or you can go back to a 30yr loan and just pay what you pay now and accelerate your term and save tons. All this depends on your equity, credit, PMI, etc but the odds are low it wouldn't make sense TBH. Call a good mortgage company and they can show you.

If you had a 200k loan and were only 2 yrs into it your balance would be 190ish by now. Even adding 5k to your loan and doing a 25yr at 3.5 you would save roughly 30k in interest. Your payment would also be lower, so if you paid the same amount each month, your overall savings would be higher

If you were in the 9th yr of a 200k loan, you would only have roughly 12kish interest left. Add a few k to the balance and it off sets the drop quite a bit. In theory if you never refinanced again there is a point where it makes sense, but most people refi every few years for one reason or the other, so it usually doesn't make sense for most people to drop a small amount in interest considering the won't be in the loan long enough to realize the gain. It depends on your situation of course, but people always forget that interest rates are a function of time. If you don't give it the time to benefit you, it doesn't make sense. It isn't like a lower rate miraculously saves you money. I did loans for a long time, I remember talking to so many people who bragged about 2% loans where I then had to tell them their 2% was on a 40yr and the total interest they were paying was far high than a much higher rate at a shorter term. If they needed the monthly savings, whatever, but many people just assumed lower rate was always better and it was sort of eye opening for me to realize how little otherwise intelligent people knew about finances.

Contrary to popular belief rates don't always go down when the market does. Generally when the market tanks bonds go up but bonds haven't been behaving as expected. Hell, even gold got hammered and all the crypto like BTC got hammered as well. You could in theory save a little bit more if you wait, but lenders are swamped now and who knows if your loan can even close if no appraiser can enter your home. Then if it keeps getting worse, will they allow closings? Only eclosing? If it makes sense just do it, don't worry about timing the market, especially when the upside is low and the downside is high.

It isn't worth it. Unless you have kids that are in school, I would move to Detroit. I have worked downtown for almost 6 years now and I commuted from A2 for a period of time and from the east side suburbs of metro detroit (scs/grosse pointe area)/

 

There are so many considerations it is impossible to know what is best for you. How long do you plan to work at your new place? What are the hours? Any weekends? What do you like to do in your spare time? Do you like going out for drinks after work with co-workers? Do you like going out on the weekends for shows? If you can answer these questions, it is easier to give you good advice. In a vacuum, no it is absolutely not worth driving from A2 to Detroit 5 days a week for work. 45 minutes is optimistic. If you are parking in a garage add time. If there is an accident, add time. If you have to be to work at 9am, are you prepared to wake up earl enough when the weather is snowy to not be late? Will they let you WFH in bad weather? Will you get fired after being late only a few times and by only a few minutes?

I won't deny that you could say Michigan got "lucky" by who they had to play on their run last year. My main point is how much "better" were the other teams if they couldn't win a game to advance when they had to?

I also agree that those with blind faith that the team will automatically be better over time just because are probably a little over zealous. This is a pro-michigan website, people aren't always reasonable about things they are passionate about. The truth is probably in between both extreme takes. Coach B is a great teacher and will most likely improve the team's offensive level to a point. However, if people truly think Simpson will become a spot up shooter are drinking tool much of the kool aide. The defense will probably keep us in every game and this team knows what it takes to win ugly and pretty. The current players who returned from last year also were the type of guys who played better in bigger games. That is one of my biggest reasons for optimism.

You don't need blind faith, quit being dramatic. God didn't score more points than the other team for us when we went on a run last year. He didn't play defense, and he didn't sink big shots when we needed him to. If our team was so charmed last year, why are you so skeptical this year, when it appears that even though we lost some good players who scored a lot of points for us over the years, it appears that all have been replaced with higher ceiling players. Maybe some of us just think the team will get better than they are now, because the historical events that we are using to project into the future supports this position.

I live in Detroit and have for about 5 years now

 

Pros: 1.Cheap houses. My home is free and clear even though I am under 30. I also own a few rentals that allow me to actually make money even after factoring taxes, insurance, loan cost, and annual upkeep.

2. Ability to see your impact. I've watched the downtown area change dramatically since I have lived here, and the neighborhood has been changing rapidly as well. My friends have been able to open business and thrive that would have been 100% impossible other places

3. Less concern over minor legal things like speeding, having a joint on you, stupid permits. I have had some rip-roaring bonfires and no one calls the cops on me like they would if I lived in a place like Grosse Pointe. I can play my music loud and I don't get noise violations (btw A2 might be worst of all time with noise violations). I don't feel like I am going to get pulled over and hassled for being a younger guy like I do whenever I am in Oakland county.

4. Close to tons of events. I'm a big sports fan and music fan. Detroit is great for sporting events obviously and I love Techno music the most, so being by multiple clubs that actually play it is great for me.

5. Sort of linked to #4. I like to party and have a drink. Detroit has a new bar opening seemingly every week. They all want to be local places serving local beer. I just checked out Eastern Market Brewing Co the other weekend after leaving Detroit City Distillery and loved it. Can't believe I hadn't been before

 

Cons: 1. Potential for crime. My area is pretty safe, but if you drive a little bit it isn't super nice. Decent amount of abandonment and squatters. I've heard of some break-ins a few streets over. I've never had any issues.

2. Explaining to people that Detroit isn't that bad when they give me the crazy look. 

3. City is full of pockets. I have a few grocery stores near my house that are great(Kroger, Trader Joes, local market) all 5 min away or less. However, when I lived downtown, it was a pain in the ass to go shopping. No grocery stores anywhere. I know this is an issue for lots of folks depending where you live in the city

4. Car insurance. If I didn't have a perfect driving record with spotless credit I shudder to think what I'd pay. As it stands I at about $2,500 a year for a 2017 Fusion

5. Dealing with city services. The city can be super dumb and you have to stay on top of things. Shit is routinely lost, city employees telling you two different things, etc. I keep good records and I am borderline OCD with ensuring things are paid with no issues. This can lead me to waste time, but has never caused me major distress.

 

I love the city. The things that aren't so good are getting better. I am fully on my way to living the life I wanted to live before I even went to college. It would not have been possible in any other city. If I had bounced to Chicago like many of my friends, I know financially my life would be completely different. 100k in Detroit vs 100k in Chicago is the difference between night and day on what it gets you.

Charles Matthews entering the NBA draft would be good for us because the only way that would happen i if he continues to play great and we win the NC. I always want all the players to leave early and get paid, but given how much Wagner and Matthews have improved it is hard to not imagine them sticking around. They got to believe with a little more improvement they are top picks. Imagine if Simpson can improve his shooting in a similar trajectory to MAAR by his sr year...

Hash Bash...

I didn't mind hash bash so much when I worked a restauraunt right in the thick of it. The clients tipped well, you just had to remember what they ordered for them. It is a very funny collection of people. The throng of high schoolers thinking they're so cool, downriver folk with barbed wire tattoos. Old heads with dreads and lots of random missing teeth... Fun times. My favorite were the people who are "about that life" but you could tell didn't smoke often (people who work jobs that drug test, dad's who settled down but still think they can party, etc).

If I was a parent and I took my kid to Michigan for a high level athletic scholarship opportunity and saw how "high level" the city could be I may end up steering my kid somewhere else, because kids a dumb and do dumb things. I however would not make any comments to people that this was my root of my convern for the very reason we are laughing at them right now. Never underestimate your child's ability to make you look dumb
